Letter to Client Explaining Judgment Lien

Enclosed is a copy of the abstract of judgment that has been filed in [name of each county in which abstract was filed] County[ies], which created a judgment lien on any nonex­empt real property in which the debtor owns an interest in [that/those] county[ies]. The lien is effective for ten years from the date of signing of the judgment, but it can be extended by renewal of the judgment and filing of subsequent abstracts. If you want to renew the judg­ment, please contact my office at least six months before the judgment expires.

The lien attaches only to nonexempt real property in the county in which an abstract was filed. Please notify me if you know of any other Texas county in which the debtor owns an interest in realty or may acquire one in the future, and I will file an abstract in each such county to obtain a lien on that property.
